No matter how beautiful a design is, if it does not meet the budget, it cannot be implemented. Quantity survey (measurement-based calculation of the amount of materials and labor to be used in a project) and cost estimation (monetary equivalent of these quantities in unit prices) are the least glamorous but most trustworthy parts of interior architecture. Wrong quantity means missing material, delay and damage; Wrong cost is loss of trust and contract problem. In this unit, we'll see how you can use AI to organize billings, organize cost items, and compare scenarios, but why you can never let go of numerical responsibility.
The one big caveat here is that AI is unreliable in arithmetic and current price. It may get a multiplication wrong, confuse a unit, produce an outdated or fabricated price. That's why AI is a "structure and order tool" in metering; You verify each number.
The logic of metering: what and how we measure
Quantity items are divided according to the unit of measurement:
- Area (m²): Floor covering, wall paint, ceramics, plasterboard surface.
- Length (m): Skirting, plasterboard, counter edge, LED strip.
- Quantity: Armature, socket, door, furniture, battery.
- Volume (m³): Rarely; filling, some manufacturing.
A waste allowance (percentage added due to cutting, broken, additional waste) is added for correct metering: generally 5-10% for ceramic/parquet, more for patterned/scrambled flooring. It reminds of AI waste logic, but you determine the rate according to the project and the master.

Step by step quantity survey and cost
Step 1 — Make a list of items. List every fabrication and material in the project (floor, wall, ceiling, wet area, furniture, lighting, electricity, plumbing).
Step 2 — Measure each item. Calculate quantity with correct unit (m², m, pieces); Add wastage.
Step 3 — Enter unit price. You enter the current supplier/master prices. Don't trust the price of AI.
Step 4 — Collect and check. Subtotal, VAT, labor, general expenses. Check the total independently.
Step 5 — Compare scenario. Compare "economical / middle / upper" options and present them transparently to the customer.
Critical: where does the unit price come from?
The heart of the cost estimate is the current and actual unit price. These come from three sources: the supplier quote, the contractor price, and the current market. Inflation and currency fluctuation change prices rapidly; so write down the validity date of the prices and the duration of the offer. The AI's training data is frozen at a specific date; If he does not know today's price and guesses it, he will be mistaken.
Attention: Do not present any unit price given by YZ as an offer to the customer. AI pricing is out of date, does not vary by region/supplier, and is often made up. The offer must be based on the actual prices you received and must carry an expiration date.
three mini cases
Case 1 — Table structure saved time. A designer structured the renovation of a 3-room flat item by item using AI: m² of floor, m² of wall paint, m² of skirting for each room were listed and wastage allowance was added. The AI edited the table, the designer verified each measurement from the sketch and each multiplication with the calculator. Editing the table instead of setting it up from scratch saved half a day.
Case 2 — Multiplication error caught. For a 24 m² hall, instead of "parquet: 24 m² × 1.08 wastage = 24.9 m²", YZ wrote 25.9 m² in an intermediate step and continued. Because the designer checked it step by step, he saw the deviation of 1 m². Common mistakes
- Putting the AI price into the bid. Offering outdated/fabricated prices to the customer.
- Just wanting the result. Missing the multiplication error by not seeing the intermediate steps.
- Skipping fire. Ordering missing material without adding the cutting/broken allowance.
- Mixing unit. Confusing m² with m or quantity with set.
- Not setting an expiration date. Making an open-ended offer that does not indicate that prices may change.
- Do not write outside the scope. Leaving it unclear what is not included in the price (transportation, excavation, extra manufacturing).
